Mostly built after 1999

Murphy had 3,099 residents in 2000 and 17,708 in 2010. Wikipedia ties the jump to the President George Bush Turnpike, which opened better access from the west, and describes "rapid expansion of new homes built after 1999." So most Murphy homes are roughly 15 to 25 years old.

Homes from that period may sit on post-tensioned slabs, which shouldn't be drilled or cut without locating the cables; see slab foundation repair. The population has held almost flat since 2020, so there has been little new home building since then, by our reading of the census.

What the City of Murphy publishes

  • Contractor registration: the city says contractors must register with the City and provide proof of liability insurance, and must register annually to do business in Murphy.
  • New homes: the residential submittal requirements ask for a foundation plan by a Texas licensed engineer and a letter stating the foundation was designed for the lot's soil conditions. That applies to new construction, not repairs.
  • Foundation repair: we didn't find a Murphy document that covers foundation repair permits. Ask the city before work starts.
