Foundation repair methods for Plano homes

Contractors use several methods, and which one fits depends on what's wrong. The costs below are HomeGuide's published national ranges from February 2026, not quotes.

Piers (underpinning)

In general, piers are columns installed beneath a foundation to carry it on deeper, more stable soil, and in some systems to lift it back toward level. HomeGuide lists underpinning at $10,000 to $20,000 and steel piers at $1,000 to $1,600 per pier.

Ask: how many piers, where each one goes, what they're made of, who designed the layout, and whether an engineer is involved.

Slab jacking or mudjacking

In general, material is pumped through small holes in a settled concrete slab to fill voids underneath and raise it. HomeGuide lists this at $4,500 to $9,000.

Ask: what material is used, how far the slab is expected to rise, and what happens if it settles again.

Crack repair

Epoxy injection or stitching is listed at $250 to $800 per crack. Sealing a crack doesn't fix whatever caused the movement, so ask what caused it and whether it has stopped.

House lifting

For severe cases, HomeGuide lists house lifting at $10,000 to $40,000, and $20,000 to $100,000 when it comes with a new foundation.

Slab or pier and beam

Homes on a concrete slab and homes on a raised pier-and-beam foundation are repaired differently. The cost data we have doesn't separate them, so ask any contractor for the plan and price in writing, with the work described for your type of foundation.
