Foundation repair cost in Plano, TX

Published ranges run from a few hundred dollars for a crack to $10,000 to $20,000 for piers. Here is what moves a quote.

Published ranges for foundation repair run from a few hundred dollars for a single crack to $10,000 to $20,000 for piers, and well above that when a house has to be lifted. We don't have a Plano-specific price survey, so the figures below are national ranges from HomeGuide's cost guide, published February 6, 2026. Your quote will depend on your house, your soil, the repair method and the contractor.

What moves a quote

  • How many piers. Pier work is priced per pier. As a worked example, 10 piers at HomeGuide's $1,000 to $1,600 each comes to $10,000 to $16,000 before anything else. That arithmetic is ours, not a quote.
  • The method. Crack sealing, slab jacking, piers and house lifting sit in very different price bands, as the table shows. See repair methods.
  • Engineering and permits. The City of Plano lists foundation repairs among the work that needs a permit, and nearby Richardson and Sachse also require engineer-sealed documents. Ask whether the permit and any engineering are in the number. See Plano permits.
  • What's excluded. Ask whether plumbing tests, drainage fixes and interior repairs such as drywall and paint are included or extra.

How to compare two quotes

  1. Make sure both cover the same scope: how many piers or how much jacking, and where.
  2. Ask who designs the repair and whether an engineer is involved.
  3. Ask whether the permit is included and who pulls it.
  4. Get the warranty in writing: what it covers, how long, and whether it transfers if you sell.
  5. Ask for the payment schedule. Be cautious about large payments before work begins.

Putting it in context

The Census Bureau's QuickFacts lists the median value of owner-occupied housing units in Plano at $465,900 (2020 to 2024). A $10,000 to $20,000 pier repair is roughly 2% to 4% of that, by our arithmetic. Foundation work is usually worth pricing carefully rather than rushing.

Not sure you need piers at all? An independent structural engineer's report, $500 to $3,000 according to HomeGuide, can tell you whether repair is needed and what kind. See inspections and engineer reports.

Common questions

How much does foundation repair cost in Plano?

We found no Plano-specific published average. HomeGuide's February 2026 national ranges are $250 to $800 per crack, $4,500 to $9,000 for slab jacking, and $10,000 to $20,000 for underpinning with piers. Get written quotes for your house.

How much does a foundation inspection cost?

HomeGuide lists $400 to $750 for a foundation inspection and $500 to $3,000 for a structural engineer report. A quote from a company that sells repairs and a report from an engineer who doesn't are different things.

Why do foundation repair quotes differ so much?

Usually because the scope differs: the number and location of piers, the method, whether an engineer designs the repair, whether the permit is included, and the warranty terms. Compare like for like.
