Before you agree to a repair, it helps to know what's actually wrong. An inspection is how you find out, and who does it matters.

Inspection or engineer's report?

A company that sells repairs has a repair to sell. An engineer who doesn't do the repair has no stake in recommending one. Both can be useful, but they're different things, and it's worth knowing which one you're getting.

Why an engineer comes up so often

Nearby cities build the engineer into the permit. Richardson requires a report signed and sealed by a Texas licensed engineer for foundation repair permits. Sachse requires an engineer-stamped pier layout, letter and specifications, and says the engineer of record must inspect the repair and send the city a copy of the report. We couldn't confirm Plano's requirement, so ask the city.

What to ask for

  • A written report, not just a verbal summary
  • The measurements and photos behind the conclusion
  • Whether repair is recommended now, or whether the house should simply be monitored
  • If repair is recommended, what it should include
  • The engineer's name and Texas license details, so you can verify them

Second opinions

If one contractor recommends a large repair, a second opinion from an independent engineer costs a small fraction of it. HomeGuide's $500 to $3,000 report range compares with $10,000 to $20,000 for piers.
